Hovnanian's Four Seasons, Kolter Homes' Cresswind brand, Lennar, and Minto Communities (Latitude Margaritaville) are all still actively building in South Carolina as of the last update, particularly around Summerville, Myrtle Beach, and the Hilton Head/Bluffton corridor. Buyers should also be aware that South Carolina has an unusually large number of large golf/country-club master-planned communities (Woodside Plantation, Berkeley Hall, Colleton River, Kiawah Island, and similar) that market heavily to retirees without carrying an actual legal age restriction — a genuinely different product from a true 55+ deed-restricted community, even when the marketing language overlaps.
