Our Methodology
One page per community
Every qualifying community gets exactly one definitive, indexable page covering amenities, fees, pricing, restrictions, location, and more — instead of being spread across separate pages for each topic. We believe this produces more useful, more trustworthy research than a directory of thin, single-topic pages.
Source priority
We prioritize sources in roughly this order when researching a community:
- Recorded declarations and government documents
- Official HOA or association sources
- Official builder or developer sources
- County tax, planning, GIS, and property records
- Authorized MLS information
- Reputable brokerage or listing sources
- Directories, used only for discovery or secondary corroboration
What we don't do
We don't guess. Where a fact couldn't be verified to our standard, our pages say so explicitly rather than presenting an estimate as confirmed. We don't assume "active adult" marketing automatically means a legally age-restricted community — we say which classification applies and flag when it isn't independently confirmed.
Keeping pages current
Prices, listings, and fees are reviewed on a roughly 90-day cycle; amenities and construction status roughly every 180 days; stable development history annually. Every page shows the date it was last researched.
Independence from sponsors and agents
Sponsored local-offers placements and our agent-connection service are both kept separate from our editorial research. Neither a sponsor nor a participating agent can alter what a community page says.
